DULA SPRINGS, WOOTEN COVE, AND BRITTAIN COVE
COMMUNITY INFORMATION

It is hoped this site will provide timely information for and about the community centered in the above areas located on the outskirts of Weaverville, North Carolina. If you are considering purchasing land in this area, you may wish to read more.

NOTE: Should you be considering a land or home purchase in the area, you should verify any information provided here through your own independent sources.

Water - The homes in this area of Buncombe County are on well water or spring water, since the Town of Weaverville's public water system is not available to residents of this area. Much of the local water supply is heavy with iron and other minerals, so rusty water is quite common. Many residents use water softeners and water filtration. Installation of a water softener can cost $2000 or more. A typical water softener requires the regular purchase of 40 pound bags of water softener salt.

Hydrological studies have indicated that the Weaverville area has a water table with the lowest recharge rate east of the Mississippi. Because of this, water conservation is recommended. The addition of large, new housing developments to the area could result in a significant drop in well water levels for many residents. When the water level in a well drops so low that the well becomes unusable, it is unlikely that the well can be drilled deeper. Well drilling companies will not usually attempt this, because the drill bit must be perfectly aligned in the existing well, or it can break off, resulting in permanent loss of an expensive drill bit. Instead, it is likely that a homeowner will be required to find a new location on his or her property to drill a new well at a cost of thousands of dollars.

Septic Systems - All homes require a septic system, since the area is not served by the Town of Weaverville's public sewer system. The term "Perk Test" or "Perc Test" is a short form of the term "percolation test," which is a test to determine the suitability of a property location for a septic drainage system. It is often difficult to find an area that perks correctly in rocky, mountainous terrain.

Garbage Disposal - GDS (828-253-3929) provides waste removal and recycling services, since garbage collection is not provided in this area by the Town of Weaverville.

Fire Department - The area is served by the Weaverville Fire Department. If a fire truck cannot reach a particular property due to steep, narrow roads, or if a fire truck does not have sufficient space to turn around, then it will be very difficult to fight a fire. If available, helicopters with water from Lake Louise may be the only option in such cases. Should a fire burn out of control in an inaccessible, mountainous area, all nearby properties will be at risk.

Traffic. Traffic on Dula Springs Road is often at a standstill in the morning and afternoon when school is beginning and ending, since one of the main school entrances is accessed from Dula Springs Road near where it meets Main Street in Weaverville. Dula Springs is a dead-end road, so all emergency vehicles must enter and exit off Main Street.

Slope Movement , Runoff, and Sedimentation. The typography of Brittain Cove Mountain, as shown by 6-meter LiDAR, indicates it has experienced slope movement in the past. Building on unsuitable, rocky, mountainous terrain increases the risk of slope movement. Slope movement (landslides) can endanger not only the life and property of those who build in inappropriate areas, but can also pose a threat to their neighbors.

One area creek which originates on Brittain Cove Mountain feeds into Little Flat Creek. Development of Brittain Cove Mountain could result in soil erosion and creek sedimentation issues. It is also possible that disturbing the mountain's natural landscapes may increase water runoff to a dangerous level, which could result in flooding for valley residents.
